Frequently Asked Questions
What trades does DCS Global self-perform?
We self-perform electrical (MV and LV), mechanical (HVAC, plumbing, piping), and structured cabling/low-voltage. This covers the majority of critical infrastructure scope on a typical data center project.
Can DCS Global deliver design-build?
Yes. We offer design-build delivery with our in-house engineering team, as well as GC and CM at Risk for owner-designed projects. Design-build typically compresses schedule by 15–25%.
How do you handle live-environment construction?
We have extensive experience building in and adjacent to live data centers. Our crews are trained on energized work procedures, and we develop detailed outage plans and temporary power strategies for every live-environment project.
What is your safety record?
Our Experience Modification Rate (EMR) is below 0.7, which is significantly better than the industry average of 1.0. All superintendents hold OSHA 30 training, and we maintain a zero-incident safety program.
Do you provide commissioning services?
Yes. We provide integrated commissioning from Level 1 through Level 5, including Tier certification support. Our commissioning team is embedded in the construction team from day one.
Full Lifecycle Delivery
Installation, Start-Up & Lifecycle Services
DCS Global manages the complete data center build lifecycle: rom turnkey installation and start-up through commissioning handover and ongoing maintenance: under a single point of accountability.
Turnkey Installation & Start-Up
Data center installation requires precise sequencing across electrical, mechanical, network, and IT trades, ith a single point of accountability for schedule, quality, and safety.
DCS Global manages turnkey installation of critical systems: UPS, generators, PDUs, cooling, cabling, and IT infrastructure, ith a single project manager accountable for schedule, quality, and safety. Start-up procedures follow OEM specifications and are documented for commissioning handover.
A fully installed and started-up facility with documented OEM start-up records, verified system performance, and a commissioning-ready handover package.
Commissioning Handover & Documentation
The gap between construction completion and operational readiness is where most data center projects lose time and expose risk: undocumented systems, incomplete testing, and missing as-built records.
DCS Global delivers a structured commissioning handover. Depending on project scope, the package may include as-built documentation, OEM start-up records, NETA acceptance test results, integrated systems test reports, equipment warranties and supporting records, and operations and maintenance documentation.
An operations team that inherits a fully documented facility, ith as-built drawings, test records, and maintenance procedures that support reliable long-term operations from day one.
Ongoing Maintenance & Lifecycle Support
Data center infrastructure requires ongoing preventive maintenance to sustain the performance levels achieved at commissioning, and a maintenance partner who understands the systems they installed.
DCS Global provides ongoing maintenance programs for the critical systems we install: UPS, cooling, power distribution, and cabling, ith scheduled PM visits, emergency response, and lifecycle planning that extends equipment service life and defers capital refresh costs.
A maintained facility that performs to commissioning specifications over its full design life, with a maintenance history that supports equipment warranty claims, insurance underwriting, and regulatory compliance.
Safe Decommissioning & Material Recovery
End-of-life data center equipment: batteries, UPS systems, servers, and electrical infrastructure: must be decommissioned safely, with documented chain of custody and responsible material recovery.
DCS Global manages safe decommissioning of data center critical systems, ncluding battery energy storage, UPS systems, generators, and IT equipment, ith full recycling of batteries, metals, and electronic materials. Chain-of-custody documentation and certificates of recycling provided.
A fully decommissioned facility with zero environmental liability, documented material recovery, and certificates of recycling that satisfy regulatory and sustainability reporting requirements.
Why Organizations Act
Business Challenges We Solve
Schedule Risk on Critical Projects
Data center construction delays directly impact revenue. Every week of delay costs organizations in lost capacity, extended colocation contracts, and deferred business initiatives.
Subcontractor Coordination Failures
General contractors relying on multiple subcontractors for electrical, mechanical, and low-voltage work create coordination gaps, RFI backlogs, and change order disputes.
Live-Environment Construction Risk
Expanding or retrofitting an operating data center requires specialized procedures, energized work training, and meticulous outage planning that general contractors lack.
Commissioning & Certification Gaps
Many construction firms lack the commissioning expertise to achieve Tier III or Tier IV certification: leaving owners with facilities that cannot meet their availability targets.
Cost Overruns from Poor Estimating
Inaccurate early estimates lead to budget surprises during construction. Value engineering after design is complete is expensive and often compromises performance.
Talent Shortages in Critical Trades
Finding electricians and mechanical technicians with data center experience is increasingly difficult. Self-perform contractors with dedicated critical facilities crews solve this problem.
Vendor-Neutral Expertise

Trusted Advisor Framework
Data Center Build Buyer's Guide
Use this framework to evaluate your requirements before engaging vendors. Organizations that complete this analysis make faster decisions and achieve better outcomes.
What is your target Tier level?
Tier I through Tier IV have dramatically different cost and complexity profiles. Tier IV fault tolerance can cost 2–3x more than Tier II. Define your availability requirement before design begins.
What is your power density requirement?
AI and HPC workloads require 20–50+ kW per rack: far above the 5–10 kW typical of traditional enterprise data centers. Power density drives cooling strategy, structural requirements, and cost.
What is your delivery model preference?
Design-build compresses schedule by 15–25% but requires trust in a single firm. GC and CM at Risk give owners more control but require more coordination. Define your risk tolerance early.
What are your commissioning requirements?
Tier certification requires documented commissioning from Level 1 through Level 5. Engaging the commissioning team during design, not after construction: prevents costly rework.
What is your phasing strategy?
Building for 10-year capacity on day one is expensive. Modular, phased construction allows you to build for current needs with infrastructure designed to scale, educing initial capital by 30–40%.
What are your sustainability targets?
PUE targets, water usage effectiveness (WUE), and renewable energy commitments affect cooling strategy, site selection, and utility negotiations. Define these before schematic design.

Design-Build vs. Design-Bid-Build
Choosing the right delivery model for your data center construction project.
| Criterion | Design-Build | Design-Bid-Build | Best For |
|---|---|---|---|
| Schedule | Faster: design and construction overlap | Slower: sequential phases | Design-Build |
| Cost Certainty | Guaranteed maximum price available | Competitive bidding may yield lower price | Depends |
| Owner Control | Less: single firm makes design decisions | More: owner controls design separately | Design-Bid-Build |
| Accountability | Single point of responsibility | Split between designer and contractor | Design-Build |
| Change Order Risk | Lower: design team understands constructability | Higher: design gaps discovered during construction | Design-Build |
| Competitive Pricing | Less competitive: single firm | More competitive: multiple bidders | Design-Bid-Build |
| Innovation | Higher: integrated team can optimize holistically | Lower: contractor builds to spec | Design-Build |
This comparison is a general framework. The right choice depends on your specific requirements, existing environment, and business objectives. DCS Global can help you evaluate the options for your situation.
